Meydan is still seeing a lot of development, and its proximity to Downtown and Business Bay makes it an area worth considering for both living and investment.
For investment, the actual return will depend on the purchase price, unit size, floor, view, service charges, and rental strategy, so I prefer to calculate the ROI based on the specific unit rather than giving one fixed percentage.
