🗝 Guest Check-In Notice:

As per building management rules, our representative is required to be present during your check-in. Kindly allow 30-45 minutes for our team to be available upon your arrival. For same-day bookings, check-in assistance may take 60-90 minutes.

We appreciate your patience and understanding.

Other things to note
• We are a licensed holiday home company operating within a residential community, not a hotel. All guests are kindly asked to respect the residential nature of the building and its community.

Check-In & Check-Out:

• A team member will assist you during check-in.

• Early check-in and late check-out are available upon request, subject to availability, at AED 160/hour.

Guest Identification Requirements:

• In accordance with Dubai Tourism Department regulations, soft copies of valid passports (or GCC ID) are required for all guests aged 18+ prior to arrival, for registration with building security and tourism authorities.

• These must also be presented to the building's security team (independently employed, not by us) at check-in.

• Once verified, you'll receive full access to the apartment and building facilities.

Cleaning Policy:
• A one-time professional clean is completed before your check-in, this is the only cleaning included in your stay.

• Mid-stay cleaning is available on request for AED 250, scheduled between 11:00 AM–3:00 PM.

• Housekeeping must be booked at least one day in advance and is chargeable.

• Fresh linens, towels, or additional basic amenities are subject to availability and an extra fee.

Amenities & Supplies:
• Towels, linens, toiletries, and coffee capsules are provided once at the start of your stay.

• Extra linens, dishwashing soap, laundry detergent, and cleaning materials are not included but can be arranged for an additional cost.

• Baby cot or high chair: AED 100 per stay, each.

Shared Building Facilities:

• Facilities (pool, gym, spa, elevators) are managed by building management and may occasionally be unavailable due to maintenance, refurbishment, weather, or other factors beyond our control.

• Fire alarm testing may occur as required by Dubai Civil Defence.

• Such disruptions are outside the host's control and do not qualify for refunds or compensation.

Residential Building Disclaimer:

• This is a private residential building, not a hotel. Guests have full access to the apartment and shared amenities (where available), but hotel-style services, concierge, robes/slippers, room service, luggage storage, are not provided.

Neighbourhood Note:

• Dubai is a city of constant growth. The surrounding area is generally quiet, though occasional light construction activity may occur. We believe in keeping guests informed in advance.

House Rules & Charges:

• No smoking indoors, AED 1,500 fee for furniture/duct cleaning and odour removal if violated.

• No pets or parties, in line with building regulations.

• Lost or damaged access card: AED 500 replacement fee.

• Only the services and amenities listed are guaranteed.
