Job Overview

Turnkey Interiors is looking for a highly skilled and commercially driven Estimation Manager – Interior Fit-Out to lead project estimation, tendering, quantity surveying, cost planning, and commercial evaluation for interior fit-out projects. The ideal candidate will have strong experience in preparing competitive tenders, accurate cost estimates, detailed BOQs, and project quotations while ensuring profitability and cost efficiency.

The successful candidate will work closely with project managers, design teams, engineers, procurement teams, subcontractors, and suppliers to deliver commercially competitive and technically accurate proposals for interior fit-out projects.

Key Responsibilities

Estimation & Cost Planning: Prepare accurate and competitive quotations, project cost estimates, budgets, and commercial proposals for interior fit-out and turnkey projects.

Quantity Surveying & BOQ: Conduct detailed quantity take-offs, prepare Bills of Quantities (BOQs), and calculate material, labour, subcontracting, and installation costs.

Tender Management: Review tender documents, drawings, specifications, scope of work, and contractual requirements to prepare comprehensive and competitive tender submissions.

Interior Fit-Out Costing: Estimate costs for civil works, gypsum partitions, ceilings, flooring, joinery, carpentry, painting, MEP works, glass partitions, doors, finishes, and bespoke interior elements.

Variation Orders & Claims: Prepare, evaluate, negotiate, and manage variation orders, additional works, and changes in project scope.

Progress Billing & Valuations: Prepare interim payment applications, progress billings, cost reports, and supporting commercial documentation.

Vendor & Supplier Management: Obtain, review, and negotiate quotations from suppliers, subcontractors, and manufacturers to secure competitive pricing and favourable commercial terms.

Comparative Statements: Prepare detailed quotation comparisons, commercial evaluation reports, and cost analysis to support procurement and management decisions.

Procurement Coordination: Coordinate vendor appointments, material selections, supplier negotiations, and procurement-related commercial activities.

Project Cost Control: Monitor estimated versus actual project costs, identify cost-saving opportunities, assess financial risks, and maintain project profitability.

Cross-Functional Coordination: Work closely with project management, engineering, design, procurement, and site execution teams to ensure accurate costing and smooth project handover.

Documentation & Reporting: Maintain accurate estimation records, tender files, cost databases, rate analyses, and commercial reports.

Requirements & Qualifications

Bachelor's degree or diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.

Proven experience in estimation and tendering within the interior fit-out, interior contracting, or turnkey construction industry.

Strong knowledge of BOQ preparation, quantity take-offs, cost estimation, rate analysis, tender pricing, and commercial evaluation.

Experience handling interior fit-out materials, joinery, civil works, MEP services, finishes, subcontractors, and supplier quotations.

Ability to interpret architectural drawings, construction drawings, technical specifications, and tender documents.

Experience managing variation orders, interim payment applications, progress billings, and project cost control.

Strong negotiation, analytical, organisational, and commercial management skills.

Proficiency in Microsoft Excel and estimation tools; knowledge of AutoCAD and relevant construction estimating software is an advantage.

Excellent communication skills in English and Hindi.

Preference will be given to Indian nationals with relevant interior fit-out industry experience.

Preferred Candidate Profile

We are seeking a detail-oriented, commercially aware professional who can independently manage the complete estimation and tendering cycle, from initial inquiry and quantity take-off to final quotation submission and commercial handover.
