Job Purpose

The Project Manager Fit-Out / Finishing Engineer will be responsible for the execution, supervision, coordination, and quality control of high-end interior fit-out and finishing works for luxury villas, premium residential developments, and penthouses.

The role requires strong UAE site experience, excellent knowledge of luxury finishing standards, and the ability to coordinate architectural, interior design, MEP, joinery, and specialist subcontractor works from execution through snagging and final handover.

Key Responsibilities
Manage and supervise all interior fit-out and finishing activities on site in accordance with approved drawings, specifications, material approvals, and project requirements.
Execute high-end finishing works including marble and natural stone, tiles, flooring, gypsum and decorative ceilings, wall finishes, painting, wallpaper, decorative panels, doors, joinery, kitchens, wardrobes, and other bespoke finishes.
Review architectural, interior design, IFC, shop drawings, and detailed drawings before execution.
Coordinate closely with MEP, architectural, structural, joinery, lighting, façade, landscaping, and specialist subcontractors to avoid clashes and rework.
Ensure accurate setting-out, dimensions, levels, alignment, finishing details, and installation quality.
Supervise subcontractors, foremen, skilled workers, and site teams and ensure works are completed according to the approved construction program.
Conduct daily site inspections and monitor workmanship, productivity, progress, and quality.
Ensure all materials used on site comply with approved samples, specifications, and luxury-quality standards.
Coordinate material requirements and ensure timely availability of materials to prevent delays.
Identify technical issues, drawing discrepancies, and site conflicts and coordinate appropriate solutions with the Project Manager, consultants, designers, and relevant teams.
Prepare and monitor daily and weekly work schedules and ensure finishing activities meet project milestones.
Coordinate inspections with consultants and QA/QC teams and ensure inspection comments are closed promptly.
Manage snagging and de-snagging works and ensure all outstanding items are completed to the required standard.
Maintain exceptionally high attention to finishing details, particularly for luxury villas and premium residential interiors.
Ensure proper protection of completed finishes and prevent damage by subsequent trades.
Monitor subcontractor performance and report delays, quality issues, or non-compliance to the Project Manager.
Ensure compliance with project HSE requirements, approved method statements, and company procedures.
Support testing, final inspections, client walkthroughs, and project handover
