Key Responsibilities
Building Operations & Maintenance
* Oversee all building maintenance, repairs, and preventative maintenance programs.
* Ensure all facilities remain in excellent operational and aesthetic condition at all times.
* Conduct regular inspections of common areas, MEP systems, HVAC, lighting, plumbing, and finishes.
* Immediately identify and resolve issues before they escalate.
* Maintain detailed maintenance schedules and service records.
* ensure cleanliness and presentation throughout the properties.
Vendor & Contractor Management
* Manage and supervise all external contractors, service providers, and maintenance teams.
* Ensure vendors meet Magnum Opus quality, safety, and presentation standards.
* Negotiate contracts and monitor service performance.
* Coordinate fit-out, repair, and upgrade works with minimal disruption.
Facility Standards & Presentation
* Ensure buildings are always clean, polished, functional, and presented to premium standards.
* Monitor housekeeping, landscaping, pest control, security, valet, and front-of-house services.
* Implement systems to maintain a luxury-grade tenant and visitor experience.
* Ensure all signage, finishes, lighting, and common spaces are consistently maintained.
Compliance & Safety
* Ensure compliance with all Dubai Municipality, Civil Defense, DIFC, and local authority regulations where applicable.
* Oversee health & safety procedures, emergency systems, fire safety equipment, and building certifications.
* Conduct risk assessments and ensure corrective actions are completed promptly.
Budgeting & Reporting
* Prepare and manage facility operating budgets and maintenance forecasts.
* Control costs while maintaining exceptional quality standards.
* Produce regular reports on building condition, maintenance activities, incidents, and operational improvements.
* Track utility usage and identify efficiency opportunities.
Tenant & Stakeholder Management
* Act as the main point of contact for facility-related issues and escalations.
* Ensure fast response times and high tenant satisfaction.
* Coordinate move-ins, move-outs, and operational requirements for tenants and internal teams.
Requirements
* Bachelor’s degree in Facilities Management, Engineering, Property Management, or related field preferred.
* Minimum 5+ years of facilities or property operations experience, preferably in premium commercial or luxury environments.
* Strong understanding of MEP systems, building operations, and preventative maintenance.
* Experience managing vendors, contractors, and service teams.
* Strong knowledge of UAE building regulations and authority requirements.
* Excellent organizational, communication, and leadership skills.
* Ability to multitask and maintain high standards under pressure.
* Proficiency in Microsoft Office and facilities management software.
* Ability to create reports and report to higher management
