Role Description
This is a full-time on-site role for a Quantity Surveyor at ZAS Constructions LLC in Dubai. The Quantity Surveyor will be responsible for managing all commercial and contractual aspects of fit-out, construction, and renovation projects from inception to completion. Key responsibilities include:
-Prepare detailed cost estimates, budgets, and tender documents based on drawings, specifications, and project requirements.
-Conduct quantity take-offs and measurements for all project trades.
-Analyze and evaluate subcontractor and supplier quotations to ensure cost competitiveness and compliance with project requirements.
-Prepare Bills of Quantities (BOQ), cost plans, and procurement schedules.
-Monitor project costs and expenditures against approved budgets and provide regular cost reports to management.
-Manage variations, change orders, and claims, ensuring proper documentation and commercial evaluation.
-Prepare interim valuations, payment applications, and final accounts.
-Negotiate contracts and commercial terms with subcontractors and suppliers.
-Evaluate subcontractor progress claims and certify payments.
-Identify and mitigate commercial risks throughout the project lifecycle.
-Coordinate with project managers, engineers, designers, procurement teams, and clients to ensure commercial objectives are achieved.
-Review contract documents and ensure compliance with contractual obligations.
-Assist in project forecasting, cash flow management, and financial reporting.
-Ensure all quantity surveying activities comply with company policies, project specifications, applicable regulations, and industry standards.
-Support management in maximizing project profitability while maintaining quality and client satisfaction.
Qualifications
-Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
-Minimum 10 years of Quantity Surveying experience in the UAE, preferably in interior fit-out, construction, and renovation projects.
-Strong knowledge of UAE construction practices, market rates, procurement procedures, and contract administration.
-Proven experience in cost estimation, budgeting, tendering, and contract management.
-Proficiency in preparing Bills of Quantities (BOQ), quantity take-offs, and cost analysis.
-Strong understanding of FIDIC and other standard forms of construction contracts.
-Experience in managing variations, claims, and final account settlements.
-Excellent analytical, negotiation, and commercial management skills.
-Proficiency in Microsoft Office Suite, AutoCAD, and quantity surveying software.
-Strong communication and interpersonal skills with the ability to liaise effectively with clients, consultants, subcontractors, and suppliers.
-Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.
-Strong attention to detail and commitment to accuracy in commercial and financial reporting.
-Valid UAE driving license is preferred.
