Senior Quantity Surveyor / Estimator (Villas construction & Fit-Out)
Role Overview
This is a key pre-construction role responsible for translating design intent into clear scope, quantities, and realistic project costs.
You will work closely with the design, procurement, and project teams to ensure every project starts with a solid, buildable, and commercially accurate foundation.
Key Responsibilities
• Prepare detailed BOQs from architectural, interior, and MEP drawings
• Conduct site visits to validate measurements and identify scope gaps
• Develop comprehensive Scope of Works (SOW) aligned with project requirements
• Perform cost estimation, rate analysis, and budgeting
• Review drawings to identify missing details, coordination issues, and cost risks
• Prepare tender documents, subcontractor comparisons, and cost breakdowns
• Support value engineering and cost optimization without compromising quality
• Coordinate with designers, suppliers, and project managers
Requirements
• Minimum 5 years of experience in UAE construction, fit-out, or villa projects
• Strong experience in BOQ preparation from scratch (not template-based)
• Solid understanding of UAE market rates, materials, and subcontractors
• Ability to read and interpret Architectural, ID, and MEP drawings
• Experience in both pre-contract (estimation) and post-contract (variations)
• Proficiency in:
o AutoCAD (for quantity take-offs)
o Advanced Excel (costing sheets, formulas, analysis)
Preferred Profile
• Experience specifically in villas and renovation projects
• Background combining site + office QS experience
• Strong attention to detail and ability to identify missing scope items
• Commercially aware with a problem-solving mindset
Do NOT Apply If
• Your experience is only in infrastructure or high-rise tower projects
• You rely solely on pre-prepared BOQ templates
• You do not have UAE pricing knowledge
• You cannot independently build BOQs from drawings
