Job Summary
Mahenti Real Estate is seeking an experienced and detail-oriented Accountant to manage the company’s day-to-day accounting, financial reporting, UAE tax compliance, and real estate transaction reconciliations. The candidate should also possess practical knowledge of UAE AML/CFT requirements and assist management with maintaining the company’s regulatory compliance framework.
Key Responsibilities
Accounting and Financial Management
Maintain accurate books of accounts, ledgers, journals, and supporting documentation.
Record and reconcile property sales, rental transactions, brokerage commissions, referral fees, and agent payouts.
Prepare monthly profit and loss statements, balance sheets, cash-flow reports, and management accounts.
Perform regular bank, petty cash, supplier, customer, and credit-card reconciliations.
Monitor accounts receivable and payable and follow up on outstanding payments.
Process supplier payments, employee reimbursements, payroll entries, and other company expenses.
Maintain proper records of security deposits, booking deposits, owner payments, and refundable amounts, where applicable.
Prepare annual budgets, financial forecasts, and expense-control reports.
Coordinate with external auditors and provide complete supporting documentation for audits.
UAE Tax Compliance
Prepare and file UAE VAT returns accurately and within the required deadlines.
Maintain compliant VAT invoices, credit notes, expense records, and supporting documents.
Assist with UAE Corporate Tax calculations, return preparation, and filing.
Manage accounting records and submissions through the FTA’s EmaraTax platform.
Monitor tax deadlines and ensure timely payment of applicable liabilities.
Support management with tax audits, FTA queries, and record-keeping requirements.
Stay informed about changes to UAE VAT, Corporate Tax, and financial reporting regulations.
AML and Regulatory Compliance
Support the company’s compliance with UAE Anti-Money Laundering and Counter-Terrorist Financing requirements applicable to real estate brokers.
Conduct and document customer due diligence, including KYC, UBO identification, source-of-funds checks, and risk assessments.
Ensure customer and transaction records are complete, accurate, and properly retained.
Assist in identifying unusual or potentially suspicious property transactions.
Escalate red flags and suspicious activity to the designated Compliance Officer or MLRO.
Assist with goAML registrations, reports, and regulatory submissions when required and formally authorised.
Support sanctions, PEP, and adverse-media screening procedures.
Maintain AML compliance registers, risk-assessment records, policies, and training documentation.
Assist with inspections, information requests, and compliance reviews conducted by relevant UAE authorities.
Ensure confidentiality when handling financial, client, and regulatory information.
Real Estate–Specific Responsibilities
Verify commission calculations and reconcile commissions against signed agreements, invoices, and received payments.
Maintain transaction-level records for property sales, leasing, and brokerage activities.
Track agent commission entitlements, deductions, and payment schedules.
Coordinate with the sales, leasing, administration, and management teams to ensure proper transaction documentation.
Maintain organised records of Form A, Form B, Form F, tenancy contracts, commission agreements, invoices, and receipts where relevant.
Support management with project-wise, agent-wise, and department-wise profitability reports.
Ensure accounting practices comply with applicable DLD, RERA, DET and other relevant regulatory requirements.
Qualifications and Experience
Bachelor’s degree in Accounting, Finance, Commerce, or a related field.
Professional accounting qualification such as ACCA, CA, CMA, or CPA is preferred.
Minimum 3 years of accounting experience in the UAE, preferably within real estate brokerage, property management, or holiday homes.
Practical experience with UAE VAT and Corporate Tax filing is essential.
Familiarity with UAE AML/CFT regulations, KYC, UBO verification, sanctions screening, and goAML is strongly preferred.
Experience with accounting software such as Zoho Books, QuickBooks, Xero, Tally, or similar platforms.
Advanced proficiency in Microsoft Excel and financial reporting.
Knowledge of UAE real estate commission structures and transaction documentation is an advantage.

Preferred Candidate
The ideal candidate will have previous accounting experience with a Dubai real estate brokerage and be capable of independently managing routine accounts, tax filings, commission reconciliations, financial reporting, and AML documentation with limited supervision.
