Terms & Conditions – Sharing Accommodation (Ikarus Tower)

This Agreement sets out the terms and conditions governing residency at Ikarus Tower
shared accommodation in Dubai. By signing below, the Resident agrees to comply
fully with these terms.

Clause 1 – Minimum Stay
1.1 The minimum stay is 30 days.
1.2 Shorter stays are not permitted.

Clause 2 – Notice Period to Vacate
2.1 Residents must provide 15 days’ written notice before vacating.
2.2 Notice
must be sent via the designated WhatsApp group, including flat and bed number.
2.3 Failure to provide notice will result in forfeiture of the deposit.

Clause 3 – Payment Terms
3.1 Rent is prepaid.
3.2 Rent is due on or before the 5th of each month.
3.3 Late
Payment Penalty: A daily penalty applies for late payments. If rent is delayed more
than 10 days, the contract is automatically terminated and the deposit may be
retained.

Clause 4 – Rent Schedule (Ikarus Tower)
4.2 Hall: AED 1,500.00 per month.


Clause 5 – Deposit
5.1 A security deposit is paid at the time of booking.
5.2 The deposit cannot be
used to cover the last month’s rent. 5.3 Refunds are processed within 24–48 hours
after check-out, provided:
• Keys are returned.
• Room inspection is completed.
5.4 Deposit is non-refundable if notice
requirements are not met.
5.5 Deductions may apply for damages or
violations of house rules.

Clause 6 – Early Move-Out
6.1 Moving out mid-month is strictly not allowed. 6.2 If a resident leaves before
the end of the month, the full month’s rent remains payable and the contract will
be considered terminated without refund.

Clause 7 – House Rules
7.1 Smoking is strictly prohibited in all areas, including balconies and washrooms.
7.2 Alcohol is not permitted on the premises. 7.3 Pets are not allowed.
7.4 Guests are not permitted under any circumstances.
7.6 Any damage to furniture, utensils, or provided
items will be charged against the deposit.
7.7 Minor repairs/replacements are
handled by the in-house team at no cost, unless damage is intentional.

Clause 8 – Agreement Renewal
8.1 Contracts are auto-renewed monthly unless notice to vacate is given.
Clause 9 – Check-In / Rent Start

Clause 10 – Security Check
10.1 A thorough inspection will be conducted at check-out before deposit refund.

Clause 11 – Contract Termination by Landlord
11.1 The landlord reserves the right to terminate the contract immediately in
cases of:
• Misbehavior, misconduct, or disturbance to other residents.
• Violation of house rules (e.g., smoking, alcohol, pets, guests, visitors).
• Non-payment of rent or repeated late payments.
• Damage to property or intentional misuse of facilities.
11.2 In such cases,
the resident must vacate the premises immediately, and the deposit may be
forfeited.

Clause 12 – No Hidden Charges – All Inclusive
12.1 The rent is all-inclusive.
12.2 No hidden charges apply — utilities (electricity,
water, internet) and basic services are included in the monthly rent.
12.3 Residents
will not be asked to pay any additional fees beyond the agreed rent and deposit,
unless for damages or rule violations.
