About the Role
We are looking for an experienced, reliable, and highly organized Holiday Home Operations Manager to oversee the daily operations of our growing short-term rental business in Dubai.
We are starting with a portfolio of approximately 15–20 fully furnished apartments, with plans to expand.
We need a hands-on professional who can independently manage day-to-day operations, coordinate service providers, ensure excellent guest experiences, and keep all properties in perfect condition.
Key Responsibilities
1. Guest Communication & Reservations
Handle guest inquiries and messages through Hostaway, Airbnb, Booking.com, Vrbo, WhatsApp, and phone calls.
Coordinate check-ins, check-outs, early arrivals, and late departures.
Resolve guest complaints and operational issues quickly and professionally.
Monitor reservations and calendars to ensure smooth daily operations.
2. Housekeeping & Quality Control
Coordinate cleaning teams and schedule all apartment turnovers.
Inspect apartments after guest check-outs to identify damage, missing items, or maintenance issues.
Ensure apartments are perfectly clean, equipped, and ready before each new guest arrives.
Supervise laundry, linen replacement, and housekeeping quality.
3. Property Setup & Inventory
Purchase essential supplies and equipment for newly listed apartments.
Manage consumables, toiletries, linens, kitchen equipment, and other guest amenities.
Maintain inventory and ensure nothing is missing.
Prepare new apartments for their first guests.
4. Maintenance & Repairs
Perform minor repairs and basic handyman tasks when possible.
Coordinate external technicians for AC, plumbing, electrical, and other maintenance issues.
Conduct regular property inspections and preventive maintenance checks.
Report damages with photos and follow up until issues are resolved.
5. Operations & Management
Use Hostaway to manage bookings, guest communication, schedules, and daily operations.
Coordinate with building security, reception teams, cleaners, and suppliers.
Assist with guest registration and Holiday Home regulatory requirements.
Maintain organized records of maintenance, expenses, incidents, and operational activities.
Provide regular updates to management and suggest improvements to our procedures.
Requirements
✅ Minimum 3 years of proven experience in Holiday Home Management / Short-Term Rental Operations in Dubai or the UAE.
✅ Strong knowledge of Airbnb, Booking.com, and channel management systems (Hostaway experience is a strong advantage).
✅ Valid UAE driving license (company vehicle provided).
✅ Excellent English communication skills, both written and spoken.
✅ Good knowledge of Dubai buildings and holiday home operations.
✅ Basic handyman skills and ability to handle minor maintenance issues.
✅ Strong organizational and problem-solving skills.
✅ Comfortable using computers, spreadsheets, and property management software.
✅ Responsible, proactive, independent, and detail-oriented.
✅ Flexibility to handle urgent operational matters when required.
