-Manage daily upkeep: Supervise all routine repairs and structural maintenance across the residential property portfolio. -Lead technical teams: Direct and schedule tasks for in-house handymen, electricians, HVAC technicians, and plumbers. -Coordinate third-party vendors: Oversee specialized external contractors . -Plan preventative maintenance: Schedule regular inspections on AC systems, water pumps, and electrical distribution boards. -Triage emergency requests: Respond instantly to critical issues like major plumbing leaks or total power failures. Resolve resident complaints: Communicate professionally with tenants to provide clear updates on repair timelines. -Enforce quality control: Inspect all completed repair work to ensure it meets safety and aesthetic standards. -Manage spare parts: Track inventory levels for tools, components, and consumables to prevent repair delays. -Control local budgets: Source competitive quotes from suppliers and monitor daily maintenance expenses. -Conduct property handovers: Inspect vacant units during tenant move-ins and move-outs to log necessary repairs.
