Job Title: Accountant
Overview:
As an Accountant, you will play a pivotal role in maintaining accurate financial records, preparing timely financial reports, and ensuring compliance with accounting principles and UAE regulations. Experience in the holiday homes, hospitality, or property management industry is preferred, with a good understanding of property-related transactions, rental income, owner statements, and operational expenses.
Key Responsibilities:
Financial Record-Keeping: Maintain and update financial records, including ledgers, journals, accounts payable/receivable, and daily financial transactions.
Financial Reporting: Prepare financial statements, management reports, budgets, and financial summaries on a regular basis. Analyze financial data to provide insights and recommendations to management.
Holiday Homes Accounting: Handle accounting for holiday-home properties, including rental income, booking revenue, property owner payments, management fees, commissions, refunds, security deposits, and property-related expenses.
Owner Statements & Settlements: Prepare accurate property owner statements, calculate owner payouts, reconcile booking income and expenses, and ensure timely settlement of owner accounts.
Reconciliation and Auditing: Reconcile bank accounts, payment gateways, booking platforms, and property-related transactions. Identify and resolve discrepancies and assist in internal and external auditing processes.
Accounts Payable & Receivable: Monitor and manage supplier invoices, property expenses, owner receivables/payables, customer payments, and outstanding balances.
Tax Compliance: Assist with VAT preparation, reconciliation, and filing, ensuring compliance with UAE tax regulations and maintaining proper supporting documentation.
Budgeting and Forecasting: Assist in the development of budgets and financial forecasts. Monitor variances and provide explanations for deviations.
Financial Analysis: Conduct financial analysis, including ratios, trends, and forecasts, to support management decision-making and strategic planning.
Property Expense Monitoring: Track property-related expenses such as **maintenance, utilities, cleaning, supplies, repairs, and other operational costs, ensuring they are properly allocated to the relevant properties.
Compliance: Ensure all accounting records and transactions comply with UAE accounting, VAT, and company policies and procedures.
